Notary Public versus Signing Agent

​You may have noticed that in prior posts, I have mentioned that I am a Notary Public and a Loan Signing Agent.
 
What sets apart a Notary Public from a Signing Agent?
 
While both roles require starting as a commissioned notary public, they diverge in their duties. A notary public primarily verifies the identity of individuals signing documents mandated by law. Their responsibility lies solely in confirming identities and affixing a notary seal for authentication, without delving into the contents or legality of the paperwork.
 
On the other hand, a notary signing agent takes on a more specialized task, particularly in the realm of real estate transactions. They oversee the entire process of executing documents related to mortgages. This involves meticulously reviewing loan packages with borrowers, ensuring correct placement of signatures, and proper notarization in accordance with legal requirements.
 
Transitioning from a notary public to a notary signing agent necessitates additional certification, varying by state. This additional qualification equips them to handle the complexities of real estate transactions with proficiency and compliance.
